Connecticut Home Sales Rise in June, But Prices Fluctuate

 Connecticut single-family and condo sales increased in June by 5.8% and 14.1%, respectively, over the same month in 2013, according to a new report by The Warren Group, but the story for single-family and condo sales prices was not as rosy. Across the state, the median sales price fell by 3.2 % from $285,000 in June 2013 to $276,000 in June 2014.

Single-family home sales prices saw an almost across-the-board decrease for both year-over-year median sales price and year-to-date median sales prices. Tolland County was the only one to experience an increase for both, a 4.55% increase for median sales price from $219,900 in June 2013 to $229,900 in June 2014, and a 5.77% YTD increase from $208,000 in 2013 to $220,000 in 2014. Litchfield County was the only other county to see an increase for year-over-year median sales price with a .79% increase from $253,000 in June 2013 to $255,000 in June 2014. The remainder had losses for both year to year median sales price and YTD median sales price, Fairfield (-6.37, -3.03), Hartford (-3.75, -4.59), Middlesex (-.93, -.81), New Haven (-2.95, -1.49), New London (-.43, -4.55), Windham (-5.06, -2.45).

Median sales price for condos rose 2.9% from $175,000 in June 2013 to $180,000 in June 2014. Median sales price for condos by county saw an even distribution of price increases and decreases. Windham had the largest decrease in median sales price with a 26.43% drop to $89,750 in June down from $122,000 last year. On the flip side, Litchfield County had the largest increase in median sales price with a 14.68% increase to $156,420 this year from $136,520 last year. For YTD median sales prices, all but two counties, New Haven, and Windham, saw increases. New Haven YTD median sales price dropped 12.23% to $129,900 from $148,000 and Windham dropped 8.17% to $114,700 from $124,900. Litchfield County also had the largest YTD median sales price increase, 18.65% from $111,250 to $132,000.
