No Fall This October, CT Home Sales and Prices Rise

Whether comparing October 2016 to the same month last year or using year-to-date (YTD) numbers, new data from the Warren Group shows that Connecticut home sales increased by about 8%. Single-family home sales jumped 8.5% to 2,830 from last year’s October total of 2,608, which was a shift from the declines experienced in two of the last three months. The median sales price for a single-family home received a 2.1% bump to $240,000 from $235,000.

Year-to-date  single-family home sales increased 8.4% to 26,964 from last year’s total of 24,865, while the median sales price dipped by less than 1% to $248,500 from $250,000.

Comparing October of 2015 with 2016, condominiums sales soared by double digits. Sales increased 13% to 806 sales from last year’s total of 713. The median sales price for condos experienced a slight increase of 1.9% to $158,000 from $155,000.

YTD, Connecticut condo sales jumped 4.2% to 6,933 sales from last year’s total of 6,656. However, like single family homes, the median sales price for condos experienced a 1.5% dip to $162,500 from $165,000.
